Property Rules
1. Parties
Owner/Host: Owner of the property
Authorised Co-host/Agent: Open Door Getaways
Guest: Primary Guest - individual who made the booking
2. Platform primacy (Platform terms prevail)
2.1 The booking is made through a booking platform and is governed by the reservation terms, the listing rules, and booking platform policies (including cancellation/refunds and damage claims).
2.2 This document supplements the booking platforms terms and applies only to the extent it is consistent with them. If there is any inconsistency, the booking platforms terms and policies prevail.
3. Agency and co-host protection (no personal liability)
3.1 The Agent signs and acts only as the Host’s authorised agent for the limited purpose of communicating and administering house rules and guest acknowledgements.
3.2 The Guest acknowledges and agrees that:
(a) the Agent is not the owner of the Property and is not personally providing accommodation;
(b) the Agent does not assume personal liability for the Host’s obligations or any condition of the Property; and
(c) any claim the Guest may have relating to the booking, accommodation, refunds, or cancellations is to be pursued via %platform% and/or the Host, not against the Agent personally, except to the extent of the Agent’s own proven wilful misconduct.
4. Term / check-in / check-out
4.1 The occupancy commences on the date of check in at 3pm and ceases on the date of check out at 10am, unless otherwise agreed in writing.
4.2 This is short-stay / holiday occupancy only and is not intended to create a residential tenancy.
5. Occupancy limit and visitors
5.1 Occupancy is limited to the number of guests on the listing description.
5.2 No additional visitors are permitted without prior written approval via the booking platform messaging.
5.3 Breach of this clause is a material breach.
6. No parties / no disruptive gatherings
6.1 No parties, events, or disruptive gatherings are permitted at any time.
6.2 Quiet hours apply between 10:00 pm and 7:00 am.
6.3 Fireworks are prohibited.
6.4 If the Host reasonably believes a disruptive gathering is occurring or imminent, the Host/Agent may require it to cease immediately and may contact the booking platform for support and/or security/police if required for safety or to prevent a breach of the peace.
7. Smoking, pets, and lawful use
7.1 No smoking inside the Property.
7.2 No unauthorised pets. Approved assistance animals are not “pets” but must be disclosed before arrival.
7.3 Pets must remain outside and off all furniture at all times
7.4 The Property must not be used for any unlawful purpose.
8. Care of premises; damage; additional cleaning
8.1 The Guest must keep the Property reasonably clean and secure (including locking doors/windows when away and on departure).
8.2 The Guest is responsible for damage beyond fair wear and tear caused by the Guest or their invitees.
8.3 If additional cleaning is reasonably required due to the Guest’s use (beyond the standard cleaning included in the booking), the Guest is responsible for the reasonable cost of that additional cleaning, supported by evidence (photos/invoice/receipt).
8.4 No automatic forfeiture: The Host/Agent will not impose automatic penalties. Claims (damage/extra cleaning/missing items) will be pursued through %platform% Resolution Centre where applicable, supported by evidence.
9. Maintenance issues
9.1 The Guest must promptly report any damage, safety hazard, or maintenance issue to the Host/Agent via phone, email or booking platform messaging.
9.2 The Host will use reasonable efforts to address issues, noting that urgent trades availability may vary.
10. Access / entry (lawful and reasonable)
10.1 The Host/Agent may enter the Property:
(a) in an emergency;
(b) to carry out urgent repairs; or
(c) at a mutually agreed time on reasonable notice for inspection/maintenance where reasonably required.
10.2 The Host/Agent will not lock out or attempt to remove the Guest by force.
11. Pool / recreation (risk allocation—ACL-safe)
11.1 If the Property has a pool or recreational facilities, the Guest uses them at their own risk and must supervise children at all times.
11.2 Nothing in this document excludes liability for negligence that cannot lawfully be excluded or limits consumer guarantees that cannot be excluded under law.
12. Breach and termination (handled through %platform% and lawful processes)
12.1 If the Guest materially breaches these rules, the Host/Agent may require immediate compliance and may request booking platform to cancel/terminate the reservation and assist with removal where appropriate.
12.2 The Guest acknowledges that breaches may result in removal from the Property in accordance with the booking platform processes and lawful requirements.
12.3 No “no refund” promise: Any refund outcome is governed by the booking platform's terms/policies and the listing’s cancellation settings.
13. Cancellations and refunds
13.1 Cancellations, alterations, and refunds are governed by the booking platform’s reservation, the listing cancellation policy, and booking platform policies. This document does not override those settings.
14. Governing law
14.1 This document is governed by the laws of Queensland, Australia.
15. Entire agreement (limited)
15.1 This document forms part of the booking arrangements only as a supplement to booking platforms’s terms and the listing house rules.
